Welcome to Three Brothers Apartment & Hotel. By booking a stay with us or using our services, you agree to these Terms & Conditions. Please read them carefully. If you do not agree, you should not use our services.

1. Legal Basis

These Terms & Conditions are governed by the laws of Nepal, including but not limited to:

Contract Act, 2056 (2000)
Consumer Protection Act, 2075 (2018)
Tourism Act, 2035 (1978)
Privacy Act, 2075 (2018)

2. Reservations

A valid reservation is required for guaranteed accommodation. Reservations can be made directly through our website, email, phone, or approved third-party platforms. A valid government ID (citizenship certificate, passport, or driving license) is required at check-in.

3. Check-In and Check-Out

Check-in time:  1:00 PM
Check-out time:  11:00 AM
Early check-in or late check-out may be available, subject to room availability and additional charges.

4. Payment

Payment may be required in full at booking or upon arrival, depending on the booking method.

All rates are quoted in Nepalese Rupees (NPR) and include/exclude applicable taxes [clarify as per your hotel practice].

5. Cancellation & Refund Policy

Cancellations must be made at least 1 days before the check-in date for a full refund.
Cancellations made later than 1 days may be charged 10% of the total booking amount.
No-show bookings will be charged in full.
Refunds, if applicable, will be processed within 3 business days.

6. Use of Rooms & Apartments 

Rooms and studio apartments are for accommodation purposes only.
Sub-letting, commercial use, or illegal activities are strictly prohibited.
Guests must maintain cleanliness and avoid damage to property.
Cooking inside non-apartment rooms is not permitted unless the room is equipped for it.

7. Services Provided

We provide morning breakfast as part of the stay.
We do not operate a restaurant within the premises.
Additional services (e.g. airport pickup, guided tours) may be available upon request and subject to extra charges.

8. Guest Responsibilities

Guests must respect other occupants’ comfort and peace.
Any damage to property caused by a guest or their visitors will be charged to the guest.
Illegal or disruptive behavior (e.g. gambling, drugs, violence) is strictly prohibited and may result in eviction without refund.

9. Safety & Liability 

The hotel is not responsible for loss of valuables unless deposited at the reception for safekeeping.
Guests are responsible for their personal belongings.
While we take reasonable steps for guest safety, the hotel is not liable for injuries, accidents, or unforeseen incidents beyond our control.

10.Privacy

We handle guest personal information in accordance with Nepal’s Privacy Act, 2075 (2018).

11. Pets & Smoking Policy

12. Force Majeure

We reserve the right to update or change these Terms & Conditions at any time. Updated versions will be posted on our website and will take effect immediately.

14. Governing Law & Dispute Resolution

These Terms & Conditions are governed by the laws of Nepal.
Any disputes shall first be attempted to resolve amicably.
If unresolved, disputes shall be subject to the jurisdiction of the courts of Nepal.
